Start with achieved transaction prices, not listings. Rents often move first. If asking rents in a community have been climbing for several quarters while new supply is limited, sale prices usually follow. Conversely, a large handover pipeline of competing towers can cap both rents and prices for a year or more, which is why the supply schedule matters as much as current demand.
What drives property market trends in Dubai and Abu Dhabi?
The UAE market is shaped by a handful of forces: population and job growth, visa policy such as the Golden Visa, interest rates that set mortgage affordability, oil-linked government spending in Abu Dhabi, and the constant arrival of new supply. Trends matter, but timing the exact bottom is not a strategy most buyers execute well. A workable rule is to buy a property you would happily hold for many years, in a community with genuine tenant demand, at a price supported by recent achieved transactions. That positioning works in most phases of the cycle.
Where trend-reading genuinely helps is in project selection. Avoid committing to an off-plan payment plan that completes into an obvious supply glut, and be careful paying peak-cycle prices for fringe locations with thin resale history. Verify current data rather than relying on commentary from launch events.
