What is Ejari and why does it matter?
Ejari is Dubai's official tenancy registration system, operated by the Dubai Land Department. Every rental contract in Dubai should be registered under it, which creates a standardised record of the tenancy and its terms. The word Ejari means my rent in Arabic, and the system underpins most tenant and landlord services in the emirate.
Registration matters in practice, not just on paper. Ejari is required to open a DEWA electricity and water account, supports many residence visa applications, and is needed to use the DLD Rent Calculator and to file a case at the Rental Dispute Centre. An unregistered contract leaves you formally invisible.
How much does Ejari cost and how do you register?
Ejari registration typically costs AED 170 to 230 in total, including VAT and typing-centre service fees; verify the current tariff. Registration is usually done through licensed typing centres or official digital channels, and the certificate is issued once the documents are checked.
You will normally need the signed tenancy contract, the landlord's title deed, the DEWA premise number, Emirates ID and passport details, plus a trade licence for company leases. If any document is missing or names mismatch, registration stalls, so check the paperwork before paying the agent.
What problems come with a missing or stale Ejari?
Dubai tenants also pay a housing fee of 5% of annual rent, added to DEWA bills, so factor it into monthly costs alongside rent, DEWA and internet. If you move out, the outgoing contract should be closed properly so the new tenancy can be registered without conflicts. Keep every receipt and the final Ejari certificate.
Ejari is Dubai-specific. Abu Dhabi uses Tawtheeq, while Sharjah, Ajman, RAK, Fujairah and Umm Al Quwain run their own tenancy registration through municipal authorities, with their own fees and forms. Always register in the emirate where the property sits and verify local requirements with that authority.
