How the calculation works

Each row applies one published rate to the price you enter. The transfer fee is 4% of the price. Title deed issuance is a flat AED 580 on the secondary market, or AED 430 for an off-plan purchase where no title deed is issued at handover. Mortgage registration adds 0.25% of the loan amount plus AED 290. The trustee fee is tiered — AED 4,000 plus 5% VAT above AED 500,000, and AED 2,000 plus VAT at or below that line — and market quotes near AED 5,250 including VAT appear once offices add administration charges. Agency commission is 2% plus 5% VAT when an agent is engaged, and the NOC line is an estimate range, not a tariff. Frequently asked questions

Is the 4% DLD fee refundable?

No. The 4% transfer fee is a government charge for registering ownership, and it is not refunded because a transaction later falls through or a resale turns into a loss. Cancelling before registration completes is handled case by case, which is why buyers protect their position through signed agreements and escrow arrangements rather than expecting the fee back.

Who pays the DLD fee — buyer or seller?

In Dubai, the buyer customarily pays the 4% transfer fee together with the trustee fee and title deed charges. On the secondary market, the seller customarily settles the agency commission and the developer's NOC fee, though each of these points is negotiable and only binding when written into the sale agreement. Abu Dhabi allocates costs differently — a 2% transfer fee for the buyer and 1% for the seller under DMT rules — so confirm which emirate's schedule applies.

Do I pay the 4% on an off-plan purchase too?

Yes. Purchases from a developer attract the same 4% registration fee, calculated on the purchase price in the sale agreement. Off-plan sales are recorded first through Oqood, with a title deed issued at handover; the AED 430 charge in this calculator reflects the interim documentation stage, not an exemption from the 4%.
