DLD Fee Calculator — Total Dubai Purchase Costs (2026)
Обновлено 15 September 2026 · Last verified 15 Sep 2026 — verify current rates at dld.gov.ae
Buying property in Dubai carries a fixed set of government and third-party charges, and they add up faster than most buyers expect. This calculator itemises the full picture for a resale or an off-plan purchase: the 4% Dubai Land Department transfer fee, title deed issuance, mortgage registration, the registration trustee’s fee, agency commission and the developer’s NOC. Every line shows the rate behind it, and the table updates as you type — there is no submit button. Figures reflect the DLD tariff as last verified on 15 September 2026; final amounts depend on your transaction, so confirm them against the tariff on dld.gov.ae before you commit funds.
The agreed purchase price in the sale agreement.
Leave 0 for a cash purchase. The registration fee is charged on the loan, not the price.
Adds 2% commission + 5% VAT, the customary Dubai rate.
Property type does not change the DLD fee schedule; it mainly affects running costs (see the service charge calculator) and lender criteria.

Formulas used
transfer fee = 4% x price title deed = AED 580 (secondary) | AED 430 (off-plan, no title deed) mortgage reg. = 0.25% x loan + AED 290 (if mortgaged) trustee fee = (AED 4,000 if price > 500,000 else AED 2,000) x 1.05 agency = 2% x price x 1.05 (if agent engaged) NOC fee = AED 500 - 5,000 (estimate) total = sum of the above, NOC shown as a range
How the calculation works
Each row applies one published rate to the price you enter. The transfer fee is 4% of the price. Title deed issuance is a flat AED 580 on the secondary market, or AED 430 for an off-plan purchase where no title deed is issued at handover. Mortgage registration adds 0.25% of the loan amount plus AED 290. The trustee fee is tiered — AED 4,000 plus 5% VAT above AED 500,000, and AED 2,000 plus VAT at or below that line — and market quotes near AED 5,250 including VAT appear once offices add administration charges. Agency commission is 2% plus 5% VAT when an agent is engaged, and the NOC line is an estimate range, not a tariff. The same formulas are printed under the table so the arithmetic can be checked line by line.
How to verify these figures yourself
- 1. Open dld.gov.ae and download the current fee tariff (published as a PDF under its fees section).
- 2. Match each calculator row against the tariff: transfer fee, title deed issuance, mortgage registration and trustee fees are all listed there.
- 3. Ask the registration trustee office handling your transfer for a written, itemised quote before transfer day — offices may add small administration charges on top of the tariff.
