How much does an apartment cost per sq ft in Dubai and Abu Dhabi?

There is no single number. Price per sq ft in Dubai ranges from low hundreds of dirhams in some outer communities to several thousand on prime waterfront, and Abu Dhabi follows a similar logic across its own spectrum. Rather than quoting city averages, compare your target building against three or four nearby, similar-quality buildings using achieved prices.

Emirate and community matter more than property type. A Marina apartment, an Al Reef unit and a Sharjah waterfront flat can show the same size and age with very different per-sqft figures, because location, service charges, views and demand drive value. Use published transaction data where it exists — DLD in Dubai, DMT records in Abu Dhabi — and agent-verified achieved prices elsewhere.

Why do two similar units in the same community have different prices?

Micro-location and specification explain most of the spread: floor level, view, corner layout, facing, internal condition and upgrades. Two identical floor plans can differ meaningfully once one overlooks the sea and the other the car park. How do you check whether a UAE property is overpriced?

Benchmark against achieved transactions, not asking prices. Pull recent registered sales for the same building or the closest comparable buildings, adjust for floor and view, and see where the asking price sits. If it is clearly above recent achieved levels without a distinct advantage, the burden of proof is on the listing.

Then test the value on rental terms. Divide expected annual rent by the asking price and compare that gross yield with nearby alternatives; an overpriced unit usually shows a noticeably weaker yield than its neighbours. Add the service charges per sq ft to the comparison, because a cheaper price with a much higher charge can be the worse deal. Verify figures with current data before negotiating.
