Agreement to these terms
Villavow (“we”, “us”) is an independent UAE real-estate knowledge website served worldwide via https://villavow.com. By accessing or reading any page on this site you agree to these Terms of Service. If you do not agree with any part of them, please stop using the site. These terms apply together with our privacy policy and our editorial policy, which explain how we handle data and how our guides are produced.
Using our content
All guides, calculations, tables and explanations on Villavow are provided for personal, non-commercial use. You may quote short extracts with a visible link back to the original page. Our published datasets on the our data page are released under a Creative Commons CC BY 4.0 licence unless a page states otherwise — you may reuse them commercially provided you credit Villavow and link to the source page. Copying substantial parts of this site to republish elsewhere, with or without attribution, is not permitted.
No professional advice
Everything we publish is general information about UAE property, mortgages, tenancy and related topics. It is not legal, financial, tax or investment advice, and it is not a substitute for advice from a licensed professional who knows your situation. Rules in the UAE change — fees, visa thresholds, mortgage caps and rent indices are updated regularly — so always verify figures with the relevant authority (for example DLD, RERA, ADREC or your bank) or a qualified adviser before you act. We name our sources on every page so you can check them yourself.
Accuracy and availability
We work hard to keep guides accurate and current, and we correct errors when we find them, but we provide the site “as is” without warranties of any kind. We do not guarantee that every figure is complete or up to date at the moment you read it, that the site will always be available, or that it will always be free of interruptions. Use of the site and reliance on its content is at your own risk.
Advertising and third-party services
We may display advertising, including through Google AdSense, to keep the site free. Third-party vendors, including Google, use cookies to serve ads based on your prior visits to this or other websites. Where required by law we ask for your consent before personalised advertising cookies are used, and you can opt out of personalised advertising at any time via Google Ads Settings or Google’s advertising policy page. The site also links to government portals, banks and other independent websites; we do not control those services and are not responsible for their content, availability or practices.
Acceptable use
You agree not to interfere with the site’s operation, attempt to breach its security, scrape it at volumes that degrade service for other readers, or use its content for unlawful purposes. Automated access by search engines and AI assistants is welcome within the permissions described in our robots file, because helping people find reliable answers is the whole point of this site.
Limitation of liability
To the maximum extent permitted by law, Villavow and its operators are not liable for any loss or damage — direct or indirect — arising from use of the site or reliance on its content, including decisions about property purchases, tenancies, mortgages or visa applications. If any part of these terms is found unenforceable, the remaining parts continue to apply.
Changes to these terms
We may update these terms as the site evolves — for example if we add new tools, datasets or advertising partners. The date at the top of this page always shows when they were last revised, and continued use of the site after a change means you accept the updated terms.
